HOW WE WORK
CONSULTATION
Firstly, to convert your loft space into a beautiful living space or create an extension utilising the area to its full potential we would need to carry out a survey which is part of our free consultation service.
During our consultation we will discuss all of the possibilities, requirements, layouts and designs of your conversion and determine the need for planning permission. We will also advise on what extension or conversions are available to you and your home and answer any questions you may have.
After the consultation we will supply you with our no obligation quotation including time estimates for planning permissions, commencement and completion of the various stages of build, further more at this stage, once the quotation has been agreed, we can create some designs and plans relevant to our information.
DESIGN
Should you decide upon accepting our quotation and you are happy for us to proceed, detailed drawings will be drawn up by our architect incorporating structural engineers calculations.
Once you are happy with all designs, plans and layouts, we submit the designs to your local authority for their approval under the 1990 Town and Country Planning Act, section 63, which is usually carried out and completed within 8 weeks.
We will then present Construction and Fire Regulation plans to Building Control for inspection. Once they are satisfied, the Statutory Commencement Notice will be submitted to the Building Control Department.
BUILD
The construction of your extension or conversion will commence after obtaining all necessary permissions. The average duration of a typical loft conversion or extension from commencement of work is 6 to 8 weeks.
We organise and obtain local authority highways licenses for all aspects of the build including the mobile crane (if required for lifting steel beams into the roof space), skips and waste disposal containers.
